We operate under temporary rental — not habitual residential tenancy. This is important for both parties. Here we explain exactly how it works.
Temporary Rental (What We Offer)
- Temporary lodging contract with monthly renewal
- Does not generate habitual residential tenancy rights
- Regulated by Mexico City Tourism Law as temporary accommodation
- Host can recover the property at the end of each period
- Price can be adjusted at each monthly renewal
- No forced extension — you decide whether to continue or not
Residential Tenancy (Not Offered)
- Long-term residential lease agreement
- Generates tenant rights under Civil Code
- Regulated by Mexico City Civil Code (Art. 2398+)
- Mandatory minimum 1-year term
- Price limited to 10% annual increases
- Eviction process can take months or years
SECURITY DEPOSIT (FIANZA)
For stays of 6 months or more, we require a security deposit equivalent to 1 month's rent as a refundable guarantee deposit. This protects both parties and allows us to offer you special pricing conditions.
1–5 months
No deposit required. Standard pricing.
6–11 months
1-month deposit. Special guaranteed pricing.
12 months
1-month deposit. Best annual rate.
Important: The deposit is fully refundable at the end of your stay, provided the property is in the same condition as when you arrived. We inspect together on arrival and departure.

What is the minimum stay?
Our minimum stay for long-term rates is 1 month (30 nights). For shorter stays, check our standard nightly rates on the individual property pages.
Are utilities included in the monthly price?
Yes. The monthly price includes WiFi 100+ Mbps, water, electricity, gas, and all basic services. There are no hidden charges.
Can I extend my stay month by month?
Absolutely. Our monthly renewal model is designed exactly for this. Each month you decide whether to continue. No forced annual commitments.
Is there a discount for longer stays?
Yes. Stays of 6 months or more receive a special rate. Contact us via WhatsApp to get a personalized quote based on your specific dates and property.
What documents do I need?
For temporary rental we only need a valid ID (passport or INE/IFE). No guarantor, no credit history, no additional paperwork. Simple and direct.
Can I work from the properties?
Yes, all properties have high-speed WiFi (100+ Mbps) and dedicated workspaces. We are the preferred option for digital nomads and remote workers in Coyoacán.
